The Safety Features in Buildings You Use Every Day But Never Notice

Step into any commercial building, from an office to a mall to an apartment complex and you’re surrounded with life-saving equipment. Much of it merely sits in place hidden behind walls and ceilings, doing absolutely nothing until, the moment comes, when it must do everything.

Interestingly, you probably pass some of these features dozens of times a week without even thinking about it. Good safety equipment is not supposed to be in the way or call attention to itself as people go about their daily lives. But when push comes to shove, when something goes wrong, it’s the presence of these systems that prevent a minor incident from turning catastrophic.

The Stuff You’re Not Paying Attention To Above Your Head

Unless you’re in a building with plaster ceilings, most people look up at a grid of tiles with some lights and maybe vents to break up the monotony. But behind most commercial ceilings lies a web of detection systems, sprinkler and ventilation controls.

The first thing that comes to mind is fire sprinklers – found in most commercial buildings by code. Fire sprinklers work differently than what is perceived in the movies – one head going off does not trigger every other head in the building. Each head goes off on its own individual temperature reading – meaning, a small fire in one room does not drench everyone on the entire floor. The system works better than people give it credit for.

But what people don’t think about is that while sprinklers put out fires, they do nothing for smoke.

How to Get Rid of Smoke Before It Becomes an Issue

Smoke has been said to kill more people than actual fire. It travels, it’s toxic, and it’s easy to lose where one is going. To combat this, buildings have ventilation systems. Unless someone specifies what’s going on, most people pay no attention to them.

There are two avenues for dealing with smoke: mechanical systems – with powerful fans kicking on during a fire to draw smoke to particular exits – or natural ventilation. Natural ventilation seems low-tech but is rather innovative – as heat rises and smoke becomes heat, if it has an avenue at the top of the building, it will usually go out on its own accord.

A piece of equipment that supports natural ventilation are aov units – automatic opening vents usually located on roofs with no power or advanced computer systems involved. They open automatically based upon smoke being registered and operate on a mechanical solution that works perfectly when needed after years of doing nothing.

The goal for such a system is to keep stairwells/exits clear so people can get out. Not glamorous by any means but it works.

The Type of Doors You Ignore Everyday

Fire doors are common in commercial buildings. Most people push through as if they’re any other door, allowing them to close behind without a second thought. These aren’t just heavy doors.

The true fire door is equipped to hold back fire and smoke for a designated period – 30, 60, or 90 minutes – and is heavier than most, has seals around the edges, and that automatic closer drawing the door shut behind you? That’s not just a convenience – that door only works if it’s closed.

But fire doors only work if people leave them alone. Propping them open with a doorstop discards the benefit entirely. Damaged seals, broken closers or screws, gaps around the frame – immediately turns a fire door into merely a heavy door with no capabilities.

Many buildings have many fire doors and it’s up to maintenance teams to check them regularly – and we’ll never know if this happens.

Walls That You Can’t See Through

While not all walls are created equal, in commercial buildings some are created to compartmentalize fire. Fire-rated walls or compartment walls are constructed with materials that can withstand fire for a given time.

The goal is to break down the compartments within buildings so if there’s a fire in one section/office/apartment, it doesn’t immediately spread to another space. Offices/apartment buildings/warehouses utilize this concept and thus, the goal is for the structure to be broken down into boxes so each box is its own fire-rated area for long enough for people to escape and firefighters to intervene.

It’s not as if people can tell which walls are fire-rated – they look like regular walls. But inside they’re built differently – heavier materials, fire-rated insulation inside, different constructing techniques. Even how pipes/wires travel through the walls is regulated – no penetration through a fire-rated wall without it being sealed appropriately with stopping material will comply with safety concerns.

Lighting You Only Think About When the Power Goes Out

Most commercial buildings have emergency lighting run by battery backup or emergency generators for when the lights go out. This includes exit signs in green lettering as well as small lights above door frames that emit a dim glow in hallways.

These don’t need to be bright – they just need enough battery power to allow for visibility while navigating to exits in darkness. Building codes specify where they are needed: exit routes and stairwells – anywhere people may be confined temporarily until they can get out.

In systems reliant upon battery backups or emergency generators, battery testing and replacements are required – a maintenance task easily overlooked – but when things go bad, an out of power emergency light isn’t helping anyone find their way.

Why These Things Work

Nothing is perfect – but there is something to be said about decades of insight that leads people to figure out what works and what doesn’t work in situational awareness of high-profile fires nationwide over decades of history.

Whenever there’s a major fire incident that gets publicized, inevitably there are new building code changes. New requirements installed, older ones updated – the minimum baselines for what’s considered safe for people continues to grow.

Most people will never need any of this equipment in their lifetime. They’ll work in buildings for decades walking past fire doors/smoke vents/emergency lights every day of their lives without ever needing it once. This is exactly how it should be.

However, when something does happen – a fire or smoke or power failure – it’ll be these unseen elements that make all the difference; they work automatically and dependably without anyone needing them as every person involved hopes it never has to come down to that while simultaneously being grateful if it does and they work perfectly.
